Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

DuraFlex Crown Repair: The Las Vegas Owner’s Guide

We stock and install DuraFlex-compatible crown repair components right here in Las Vegas, with most complete crown rebuilds landing between $1,200 and $2,800 depending on crown size, chase condition, and whether the flue tile needs work at the same time. If you call before noon on a weekday we can usually get a technician to your house within two to three days, not three weeks. Most Las Vegas homeowners discover the crown has failed the same way: water stains on the ceiling near the chimney, crumbling mortar on the roof line after a monsoon storm, or a sweep pointing out that the concrete cap has cracked wide enough to slide a quarter into it.

The crown is the concrete or steel cap that sits on top of the chimney chase, sealing the gap between the flue and the outside edge of the masonry. DuraFlex makes the flexible stainless liner that runs through the middle of that assembly, and when the crown fails, water follows the liner down into the firebox and the chase. Fixing the crown means replacing the cap, re-sealing the flue-to-crown joint, and often addressing corrosion that’s already started on the liner collar. That’s where the DuraFlex part matters.

Which DuraFlex Models This Applies To

If your chimney has a DuraFlex liner, the crown repair itself rarely involves replacing liner sections unless the top few inches are rusted through. The DuraFlex-specific piece that fails at the crown is the top plate and storm collar assembly, which is the stainless ring that sits over the liner where it exits the crown. DuraFlex liners come in a range of diameters from 4 inches up to 12 inches, and the top plate has to match that diameter exactly. A 6-inch DuraFlex liner needs a 6-inch top plate and collar, and no, a 5.5-inch or 6.5-inch plate will not seal correctly no matter how much silicone you trowel around it.

The key compatibility check is the liner’s diameter, which is usually stamped on the liner tag inside the firebox or visible on the exposed top section above the crown. DuraFlex makes single-wall and double-wall versions, and the top plate differs between them. We also keep top plates and collars on the truck for the most common sizes in Las Vegas, which means most crown jobs are done in one visit. We’re an independent service provider, not affiliated with DuraFlex, and we use both OEM DuraFlex parts and quality equivalents from HeatShield and Gelco when the spec allows. Our call is always whichever part matches the liner correctly and has the better availability, because a top plate that doesn’t fit is worse than no top plate at all.

Signs Your DuraFlex Crown Repair Is Failing

  • Water in the firebox after rain. This is the most common call we get in Las Vegas after our winter rain season. The crown crack lets water run down the outside of the liner, and it shows up as a puddle or damp ash in the firebox two or three days later.
  • Visible cracking in the concrete crown surface. Las Vegas heat cycles are brutal on concrete. Summer surface temperatures on a south-facing chimney regularly hit 160 degrees, and the overnight drop causes expansion cracks that widen every year. Once a crack goes through the full thickness of the crown, water moves freely.
  • Rust staining on the chase top or the liner’s exposed top section. Rust means water has been sitting on the metal. A stainless DuraFlex liner shouldn’t rust, but the galvanized components around it will, and that rust tells you the seal has failed.
  • Crumbling mortar or spalling concrete on the crown edges. The crown overhangs the chimney by about two inches, and that exposed lip takes all the weather. When it starts spalling, pieces end up in the gutter or on the roof.
  • A strong draft or smoky smell in the house, even with the damper closed. A failed crown changes the chimney’s pressure profile. Smoke and odor get pulled back down into the living space instead of venting out the top.

Replacement Cost & What’s Included

Here’s the breakdown for a typical Las Vegas single-flue chimney crown replacement, which is the most common job we do:

  • Crown rebuild with proper concrete mix and expansion joint: $900 to $1,800 depending on crown size and how much of the old concrete has to be chipped out.
  • DuraFlex-compatible top plate and storm collar (OEM or equivalent): $120 to $260 installed, including sealing.
  • Flue tile or liner repair at the crown point: $200 to $700 if the top section is cracked or corroded beyond sealing.
  • Full chase cover replacement (when applicable): $400 to $900 for pre-fab fireplace chases with metal tops instead of concrete.

Every job gets a written price before we start, and the number on the invoice matches the number we quoted at the door. The Kingswell Guarantee covers crown repair work for a full year; if the crown cracks or the seal fails inside that period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise in plain terms.

DIY or Call Us?

You can safely check the crown from the ground with binoculars, and you can look for water stains in the firebox after rain. What you shouldn’t do is get on the roof and try to patch a cracked crown with a bucket of sealant from a hardware store. Roof work on a Las Vegas tile roof is genuinely dangerous, and a surface patch doesn’t fix the underlying crown damage. It buys you a season at most, and it makes the eventual proper repair more expensive because we have to chip all that goop off first.

If the crown has failed enough that water is getting in, the fix is a real rebuild or replacement, not a smear of caulk. Call us at (725) 220-6109 and we’ll get you a written price and a real arrival window. Say the price first, explain what you’re doing, and put the promise in writing. That’s how we work.
