Famco Crown Repair: The Las Vegas Owner’s Guide
If your Famco chimney crown is cracked, spalling, or letting water into the chase, you’re looking at a crown repair that typically runs $650 to $1,400 installed in Las Vegas, with most jobs landing around $900. We keep Famco-compatible crown parts and sealants on our trucks, so in most cases we can complete the repair the day we diagnose it, not weeks later. How owners usually find us: a water stain on the ceiling near the fireplace, rust streaks down the chimney chase, or a home inspector flags the crown before a sale closes. The crown is the flat concrete or mortar cap sitting on top of your chimney chase, and when it fails, everything below it starts to suffer.
What surprises most Las Vegas homeowners is how fast a crown goes from hairline crack to full replacement here. Our dry heat cycles bake the crown surface to 140 degrees or more in July, then winter nights drop below freezing in Summerlin and the northwest. That expansion and contraction works micro-cracks wider every season until water’s getting in. The good news is that a properly repaired Famco crown, using the right materials, typically holds for 15 to 20 years before it needs attention again.
Which Famco Models This Applies To
Famco makes crown components and caps that fit their direct-vent and B-vent termination systems, and the range is wider than most people realize. We work with Famco caps and crowns across most of their standard line, including their 6-inch, 7-inch, and 8-inch terminations commonly spec’d on gas fireplace chases throughout Las Vegas tract homes built from the 1990s through today. The important step is matching your crown to your Famco model series, not just to the pipe diameter. The crown base, mounting bolt pattern, and cap lip dimensions differ between, say, a Famco direct-vent termination and a B-vent liner crown. Grabbing something off the shelf that’s “close enough” is exactly how you end up with a crown that rocks in the wind and rattles against the chase every time the valley gets a dry gust.
How to identify what you have: remove the cap (it should lift off with light upward pressure) and look for the Famco stamp on the underside or on the collar. If it’s gone or faded, measure the outer diameter of the termination pipe and the bolt hole spacing. Bring us those numbers, or send a photo, and we’ll tell you what you need before we book the visit. On the OEM-versus-aftermarket question: for Famco, we buy OEM whenever the part is still in production, because Famco’s aluminum crowns and caps are engineered for their exact termination geometry. When an original Famco part is discontinued, we move to a quality equivalent that matches the bolt pattern and clearances exactly, not something that has to be “made to work.” We’re an independent Las Vegas chimney company, not a Famco distributor, but we source directly from chimney-trade suppliers who carry the genuine line.

Signs Your Famco Crown Repair Is Failing
- Water stains on the ceiling or wall near the fireplace. This is the most common first symptom in Las Vegas, and it usually appears after the January and February rainstorms. The crown crack lets water into the chase, where it works down and shows up inside the house. By the time you see the stain, the crown has likely been letting water in for a season or more.
- Rust streaks down the side of the chimney chase or on the cap itself. On gas chases with aluminum crowns and caps, rust means the protective finish has been compromised and the metal underneath is oxidizing. In our desert air, this is more often from trapped condensation than rain, but the cure starts at the same place: the crown.
- Concrete or mortar chunks on the roof or in the gutter below the chimney. If you’re finding sandy debris or small pieces of what looks like concrete, your crown is spalling, meaning the surface is breaking apart faster than it can shed water. This one sneaks up on homeowners because it happens on the roof side where nobody looks.
- The Famco cap wobbles or sits unevenly on the crown. When the crown settles, cracks, or erodes around the bolt anchors, the cap loses its seat. You’ll hear it on windy days. Left alone, a loose cap will eventually tear out its own anchors and need full replacement instead of a repair.
- Musty smells near the fireplace or inside the chase. Water that gets past a failed crown doesn’t always show up as a stain right away. Sometimes it soaks the chase insulation or collects around the flue and just sits there, especially in our low humidity where evaporation is slow inside a sealed chase. The smell is mold or mildew and it’s directly tied to crown failure.

AfterReplacement Cost & What’s Included
In Las Vegas, a Famco crown repair or replacement on a standard single-family residential chimney runs $650 to $1,400 installed. The spread depends on three things: whether the crown needs a full rebuild or can be sealed and refinished, the height and roof pitch we have to work on, and whether the cap itself is reusable or needs to go. If the Famco cap is still sound, we clean it, replace the gasket, and remount it as part of the crown job. If it’s rusted through, a new Famco or equivalent cap adds roughly $150 to $350 depending on size and material.
Here is what the number includes when we give you a written price: all labor, the crown material (concrete, mortar, or the proper crown sealant for metal chases), new anchor hardware if the old bolts are stripped, disposal of the old crown debris, and a written Kingswell Guarantee on the repair. You’ll see that price in writing before we touch anything, and the invoice at the end matches the quote. If the crown fails inside the guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s included, not sold as an add-on.
| Repair Scope | Las Vegas Typical Range |
|---|---|
| Crown reseal and crack repair (minor) | $650 – $850 |
| Full crown rebuild (mortar/concrete) | $850 – $1,400 |
| Famco cap replacement (if needed) | $150 – $350 additional |
| Chase cover replacement (when crown failure spread) | $400 – $800 additional |
We don’t give numbers like these over the phone and then change them at the door. Nathan Corliss built Ashby Chimney on a habit that’s still the rule on every job: say the price first, explain what you’re doing, and put the promise in writing. If we find something else while we’re up there, we’ll show you photos and give you a new written price before any additional work happens.
DIY or Call Us?
Here’s the honest split. What you can safely do: look for visible cracks from the ground with binoculars, check for water stains inside, and snap a photo of the crown from a bedroom window if you have a decent angle. That helps us quote the job more accurately before we arrive. What we don’t recommend is getting on a Las Vegas roof to seal a crown yourself. Tile roofs here are slick and brittle, summer surface temps will burn through gloves, and working at chimney height without fall protection is how homeowners end up in the emergency room. We see DIY sealant jobs every busy season, and they rarely last one winter because the prep work wasn’t done right underneath the patch. Crown work isn’t just squirt-and-go; it’s surface prep, crack chasing, proper bonding, and cure time, all balanced on a slope.
If the crown on your Famco termination has failed, call us at (725) 220-6109. We’ll give you a straight answer about whether it’s a repair or a replacement, and the price before we start.
FAQs
A properly prepared and sealed Famco crown repair should last 15 to 20 years here, with two caveats: the prep work underneath matters more than the sealant on top, and our summer heat means cheap acrylic or silicone caulks will break down in 2 to 5 years. We use commercial crown sealants rated for thermal cycling and UV, and we replace anchor hardware when it shows any sign of compromise. That’s the difference between a repair that holds and one that cracks again by next spring. For a crown repair quote at your Las Vegas home, call (725) 220-6109.
Yes, if the crown still has structural integrity and the damage is limited to surface cracks, minor spalling, or sealant failure. We repair it by chasing out the cracks, bonding the surface, and applying a crown sealant that can handle desert temperature swings. If the crown has crumbled enough that it no longer holds its shape or the cap anchors have torn out, replacement is the honest call. We’ll show you photos before we recommend either path. Estimates are free, call (725) 220-6109.
Most Famco crown repairs in Las Vegas are completed in 2 to 4 hours, including setup, roof work, and cleanup. Larger rebuilds that require a full crown form and cure time may take up to 6 hours, and the crown will need to cure before heavy rain exposure, which in our climate is rarely an issue. We book a real arrival window and we show up in it.
We keep the most common Famco crown sizes, cap gaskets, and anchor hardware on our trucks so we can finish most jobs the same day we arrive. For less common termination sizes or discontinued Famco models, we can usually source the part within a few days from our chimney-trade suppliers. We also work with parts from DuraFlex, HeatShield, and Gelco when the job calls for it. Phone us at (725) 220-6109 and we’ll tell you right away whether your part is on the truck or needs to be ordered.
