Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Olympia Chimney Damper Repair: The Las Vegas Owner’s Guide
Most Olympia Chimney damper repairs in Las Vegas run between $185 and $420 installed, depending on whether we’re rebuilding the existing frame, replacing the damper plate, or swapping in a full new assembly. We stock Olympia Chimney-compatible damper plates, pivot rods, and handle assemblies on the truck, so a lot of these jobs get finished the same day we show up. The way most people find us is simple: they go to close the damper after a fire and the handle spins free, or they feel cold air pouring down the flue in July and realize the damper never actually sealed. Nathan Corliss has seen this exact failure dozens of times across Las Vegas, and it’s usually not the whole assembly, just one worn part.
Which Olympia Chimney Models This Applies To
Olympia Chimney built dampers for a wide range of masonry and prefab fireplaces over the years, and the part that matters is less the model name and more the throat opening size. The damper plate has to match the firebox throat width within about half an inch, or you get a plate that binds on the frame or leaves a gap along one edge. We measure the throat opening on site, then match against Olympia’s standard plate sizes, which range from roughly 24 to 48 inches wide, with a few oddball in-between sizes that catch people out.
If the fireplace was common in the southern Nevada market, something like an Olympia zero-clearance unit from the 1990s or early 2000s, we usually carry the compatible plate on the truck. Older masonry fireplaces with custom throat dimensions sometimes need a plate ordered to the measured size, which adds a few days. On OEM versus aftermarket: Olympia Chimney’s original cast plates were built for their frames and last longer than most universal replacements, but we’ve also installed quality aftermarket castings where the OEM plate is no longer available. We tell you which one we’re using and why before any work begins.

Signs Your Olympia Chimney Damper Repair Is Failing
- The handle spins freely without moving the plate. This usually means the pivot rod has sheared or the cotter pin holding it to the plate has rusted through. The fix is often a new rod and pin, not a whole assembly.
- The damper plate won’t stay open or closed. The friction mechanism that holds the plate in position wears out over time. In Las Vegas, the dry air combined with soot and creosote accelerates that wear.
- Cold air pours down the flue even when the damper is closed. The plate has warped, or the frame has shifted enough to leave a visible gap. This is the one that shows up on your cooling bill in a Las Vegas summer.
- The plate rattles when wind blows across the chimney. Loose pivot hardware or a worn frame seat. It’s annoying, but it’s also telling you the seal is compromised.
- You smell smoke backing up into the room when you light a fire. A damper that won’t open fully or a plate that has warped into a partially closed position restricts the draft. This is the signal to stop using the fireplace until it’s looked at.

AfterReplacement Cost & What’s Included
A full Olympia Chimney damper replacement in Las Vegas typically runs between $285 and $420 installed. That includes removing the old plate and pivot hardware, cleaning the frame seat, installing the new plate and rod, testing the full open and closed range, and hauling away the old parts. A simpler repair, like a sheared pivot rod or a loose handle, usually lands between $185 and $250. The spread comes down to plate size, whether the frame needs any resurfacing to seat properly, and whether we’re working from the firebox or through the top of the chimney.
Every job gets a written price before we touch anything, and the repair is covered by our written guarantee. If the damper fails again during the guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it applies to damper work the same as any repair we do. We source parts from Olympia Chimney directly where available, along with DuraFlex, HeatShield, and Gelco for related chimney components, so you’re not getting whatever happened to be rolling around in someone’s van.
DIY or Call Us?
You can safely check a few things yourself: look up into the firebox with a flashlight and see if the plate is visibly cracked or warped, try moving the handle through its full range, and feel for air movement around the edges when the damper is closed. That gives us a useful starting point when you call.
What you shouldn’t do is try to remove and reinstall a damper plate yourself. The plate is cast iron, often 20 to 40 pounds, and it’s seated in a frame above your head in a tight firebox. If it drops while you’re under it, that’s a trip to the ER. There’s also a real technique to reseating a plate so it seals evenly, and doing it wrong gets you right back to the cold air problem you started with. Call (725) 220-6109 and let someone who does this weekly handle the heavy part.
FAQs
You can expect 15 to 25 years from a well-made Olympia Chimney damper plate, but Las Vegas conditions, mainly the intense summer heat and bone-dry air, tend to shorten the lifespan of the pivot hardware and any thin metal components. The plate itself often outlasts the rod and handle. If you’re seeing rust or stiff movement on an older unit, a hardware replacement now usually costs less than waiting for a full failure.
In most cases, yes. The most common failures we see, like a stripped handle, a sheared pivot rod, or a plate that’s come loose from its bracket, are repairable with replacement hardware. Full replacement only makes sense when the plate itself is cracked, warped beyond seating correction, or rusted through. We’ll show you what we found and tell you plainly if a repair buys you real years or just delays the inevitable. Call (725) 220-6109 for an exact assessment.
A standard damper plate replacement on an accessible firebox takes 60 to 90 minutes. If the old frame is damaged or we need to work from the roof, it can run two to three hours. We give you a written time estimate and price before starting, and the number on the invoice matches the number we quoted at the door.

If your fireplace has an unusual throat size, we order the measured part and return to install it, usually within a few days. We’ll tell you at the time of the quote which situation you’re in.
